RIO RICA, AZ (January 29, 2025) -- The State of Arizona Department of Agriculture purchased a 34,320-square-foot building at 141 Paseo De Yucatan in Rio Rico, Arizona, for $3,750,000 ($108 PSF). The property was previously subject to a GSA lease for a federal law enforcement agency and will now be owner-occupied by the buyer.

The location in Rio Rico is about 7 miles north of the U.S. / Mexico border and about 55 miles south of Tucson. The City of Nogales is adjacent to Rio Rico and funnels billions of dollars of international trade into Arizona and the United States annually.

The Rio Rico / Nogales region is a hub of cutting-edge agricultural innovations, including precision farming techniques, hydroponics and vertical farming, water conservation methods, organic and sustainable practices, and crop diversity research and development.

The free-standing brick construction building sits on 4.67 acres and features 19,037 rentable square feet, a 15,013-square-foot parking garage, and an elevator. The exterior parking lot has an electronic gate and a fenced yard.

Gordon Wagner and Ben Craney from NAI Horizon represented Rio Rico, LLC, the seller, and Chris Corney of JLL represented the buyer.
