TUCSON, AZ (February 20, 2025) -  The newly constructed Starbucks at 3100 East Speedway in Tucson sold for $3.75 million (2,264.49 PSF).

The seller built the property as a Chuy's Baja Broiler, which closed in late 2010. The building was then leased to Native Grill and Wings, which closed on November 30, 2022. The original building was then razed to construct a 1,656-square-foot building and a 42,845-square-foot pad leased to Starbucks. Greg Furrier of Cushman & Wakefield | PICOR represented Starbucks in the lease.

The sale closed on January 15, 2025.

Ryan Moroney and Tim Westfall with Echo West Capital Advisors (Phoenix) represented the seller, Marlee Speedway Chuy's, LLC c/o David R Lee and Cameron Lee, also brokers with David Lee Real Estate (Tucson)

CBRE (Los Angeles) agents Patrick Wade, Alex Kozakov, and Jack Webber represented the buyer, SDLP Holdings, LLC of Santa Monica, CA. This was the buyer's upleg in a 1031 exchange.
