TUCSON, AZ (February 4, 2025) — An industrial property located at 4203 E Tennessee Street in Tucson sold for $750,000 ($197 PSF) to 4203 Holdings, LLC of Phoenix (Brian Payne, member). Built in 1982, the property features a 3,800-square-foot building on 2.63 acres; the building is occupied by a single tenant, with two additional tenants leasing yard space at the rear of the property.

The sale occurred on January 8, 2025.

Chapman Management Group will manage the property for the new owners.

Downtown Tucson Office Building Sold to The Higgins Law Group

TUCSON, AZ (January 30, 2025) – Schmiggins Real Estate, LLC has purchased a ±1,750-square-foot office building on a ± 8,715-square-foot parcel located at 239 N. Meyer Avenue in Downtown Tucson, AZ.

The purchase price was $463,000.00 ($264.57 PSF), and the transaction closed on January 24, 2025.

The buyer will relocate her law office, The Law Offices of Maggie H. Schmidt, dba The Higgins Law Group, to the building.

Arizona Department of Agriculture Buys Rio Rico Building for $3.75 Million

RIO RICA, AZ (January 29, 2025) — The State of Arizona Department of Agriculture purchased a 34,320-square-foot building at 141 Paseo De Yucatan in Rio Rico, Arizona, for $3,750,000 ($108 PSF). The property was previously subject to a GSA lease for a federal law enforcement agency and will now be owner-occupied by the buyer.   

The location in Rio Rico is about 7 miles north of the U.S. / Mexico border and about 55 miles south of Tucson. The City of Nogales is adjacent to Rio Rico and funnels billions of dollars of international trade into Arizona and the United States annually.

The Rio Rico / Nogales region is a hub of cutting-edge agricultural innovations, including precision farming techniques, hydroponics and vertical farming, water conservation methods, organic and sustainable practices, and crop diversity research and development.

The free-standing brick construction building sits on 4.67 acres and features 19,037 rentable square feet, a 15,013-square-foot parking garage, and an elevator. The exterior parking lot has an electronic gate and a fenced yard.
