Sycamore Vista Community in the Vail area of Tucson Continues Growth

TUCSON (Vail), AZ (April 23, 2024) — D.R. Horton is continuing its expansion at Sycamore Vista with the takedown of 25 SFR lots for $1.875 million ($75,000 per lot). This is the second takedown for an option for 57 lots at $1,750 a frontage foot that closed on March 29, 2024.

D.R. Horton finished the rolling 52-lot option agreement at Sycamore Vista in February and now has another 57 SFR of lots to build.

All lots are 70 feet wide and average 8,000 square feet.

The new phase of Sycamore Vista is at the base of the Santa Rita mountains and around the corner from Corona Foothills Middle School, Sycamore Elementary School, and Copper Ridge Elementary School in the highly sought-after Vail School District.

Super Star Car Wash Continues Robust Expansion in Tucson at Valencia Crossing

TUCSON, AZ (April 18, 2024) — Jeramy Price of VOLK Company represented SS Enterprise Holdings, LLC of Phoenix, in its purchase of a 1.42-acre, approximately 61,834-square-foot pad at 5075 E Valencia in Tucson for $1.2 million ($19 PSF) in Valencia Crossing Commercial.

The property is strategically located adjacent to a 7,328-square-foot Quik Trip travel center being built at the northwest corner of Valencia Crossing Drive and Valencia Road, near I-10. The QT will have a 16-lane gas island and a 6-lane diesel island.

The buyer has earmarked the pad to develop a Super Star Car Wash.

Lennar has sold 162 homes east of Valencia Crossing Drive, and Meritage is developing 165 lots north of Lennar. The property to the north of the commercial pad areas and west of Valencia Crossing Drive has been sold to an apartment developer, and 368 units are planned.

The transaction closed on March 19, 2024.

Phoenix-Based Angie’s Food Concepts Bringing Angie’s Lobster and Angie’s Prime Grill to Tucson

TUCSON, AZ (April 11, 2024) – Two Tucson sites were acquired for Angie’s Lobster and Angie’s Prime Grill.  The restaurant building at 2574 N Campbel Ave in Tucson sold for $1.4 million ($520. PSF) to be redeveloped as Agie’s Prime Grill, planned to open in Summer 2024.

Steven Hansen, Greg Saltz, and Marty Olejarczk with GPS Commercial Advisors in Phoenix represented the seller, a Scottsdale-based family trust. Dave Hammack with Cushman & Wakefield | PICOR represented the buyer, Scottsdale-based Fortis Development, in the transaction.

Angie’s Lobster will be at Wilmot Place at the southwest corner of Broadway and Wilmot in Tucson. A 21,000-square-foot pad at 110 S Wilmot sold for $1.1 million ($52.37 PSF) for a 1,156-square-foot drive-thru building, planned to open in the fall of 2024.

Salad and Go founders Tony and Roushan Christofellis created their new company, Angie’s Food Concepts, in 2021 to build two new concepts: Angie’s Lobster and Angie’s Prime Grill. They’ve since sold the Salad and Go chain with its 40 locations. The company currently operates eight eateries, including four that feature both banners and four new Angie’s Lobster drive-thrus are being built in the Phoenix market.
