Campbell Shops Strip Center Sold for $3.15 Million

TUCSON, AZ (February 25, 2025) — Campbell Shops at 2502-2532 N Campbell Avenue in Tucson sold for $3.15 million ($161 PSF). The retail strip center has spaces for 20 tenants.

Located on the east side of Campbell Ave. between Spring St. and Water Street, the strip center was reported to be 80% occupied when sold on February 11, 2025.

Tenants included Asada Tacos & Beer, The Waxing Studio, Bings Boba Tea, and Cartel Coffee.

Eric Shain and Kirk Brummer of Kidder Matthews in Irvine, CA, handled the transaction.

“Our team generated 12 offers from a diverse group of investors through our proprietary marketing proves,” said Shain. “Campbell Shops received interest from local Tucson investors along with SoCal-based and regional investors. There is very strong demand for multi-tenant strip centers like Campbell Shops.”

Nancy McClure of CBRE in Tucson was leasing the property at the time of the sale.

The buyer, a Houston, TX-based investor, was LCP Campbell Shops, LLC.

The seller is a Fort Lauderdale, FL-based investor, Campbell Shops, LLC.

Starbuck Investment Sells for $3.75 Million

TUCSON, AZ (February 20, 2025) –  The newly constructed Starbucks at 3100 East Speedway in Tucson sold for $3.75 million (2,264.49 PSF).

The seller built the property as a Chuy’s Baja Broiler, which closed in late 2010. The building was then leased to Native Grill and Wings, which closed on November 30, 2022. The original building was then razed to construct a 1,656-square-foot building and a 42,845-square-foot pad leased to Starbucks. Greg Furrier of Cushman & Wakefield | PICOR represented Starbucks in the lease.

The sale closed on January 15, 2025.

Dutch Brother’s Coming to Montesa Plaza in East Tucson

TUCSON, AZ (February 20, 2025) – Avalon Development, LLC has purchased a ±24,024 square foot vacant parcel of land at 170 S. Houghton Road, Tucson, at the southwest corner of Broadway Blvd and Houghton Rd. The purchase price was $625,000 ($26 PSF), and the transaction closed on February 14, 2024.

The buyer is a developer and has plans to build a Dutch Brother’s Coffee drive-thru store on the PAD.
