CBRE Facilitates $2.03 Million Sale in Tucson, AZ

Tucson, Ariz. – (February 18, 2024) – CBRE facilitated the $2.03 million single-tenant net investment sale of Circle City ABA, located at 3719 North Campbell Avenue in Tucson, to 4-D Properties LLP.

CBRE’s Retail Investment Partners’ John ReadTrent Steeves and Philip Voorhees, along with Nancy McClure represented the seller, 3719 Campbell Partners, LLC

The property, which has a 100% occupancy rate, spans 8,205 square feet and is strategically located in a high-traffic area near the northwest corner of North Campbell Avenue and East Prince Road. The tenant, Circle City ABA, has committed to a long-term lease.

The sale transaction occurred on February 14, 2025.

Circle City ABA provides applied behavior analysis therapy to a wide spectrum of autism disorders, helping to increase communication, self-help, and social skills for children with autism through its 28 locations nationwide.

Built in 1990 and renovated in 2024, the property offers modern amenities and accessibility, making it an ideal location for Circle City ABA’s operations.

Courtyard by Marriott at Tucson Airport Sells in Auction for $14 Million

TUCSON, AZ (February 14, 2025) — The Courtyard by Marriott Tucson Airport Hotel at 2505 E Executive Drive in Tucson sold at auction for $14,195,000 ($95,268 per room) for the 149-room hotel.

The hotel was marketed with 75% room occupancy when it sold.

The hotel enjoys a prime location with direct access to I-10 and is less than a mile from Tucson International Airport, making it extremely convenient for travelers. As part of the Marriott family of hotels, the Courtyard benefits from being part of the world’s largest hotel company with the biggest hotel rewards program. As one of the premium select service brands in the upper-midscale and midscale sectors, the property attracts a loyal customer base, which enhances the hotel’s reputation. It is well-positioned to capture market demand and achieve growth within the midscale and upper-midscale segments.

Built in 1988 and recently renovated in 2021, the hotel is poised to attract both business and leisure travelers seeking a premium experience at an affordable price.  The three-story hotel has 149 rooms, including 12 suites with private balconies or patios, 24-hour fitness facilities, dry cleaning/laundry service, elevator, bar, deli, pool/spa, and meeting rooms.

The Hotel was sold fee-simple, unencumbered by existing debt.

Cavender’s Western Clothing Purchases Retail Space for $3.74 Million

TUCSON, AZ (February 12, 2025) — A retail building located at 4220 North Oracle Road in Tucson sold for $3,735,000 ($249 PSF). The property encompasses a 14,875-square-foot building, a former Walgreens in the Oracle Wetmore Shopping Center.

The transaction closed on January 24, 2025.

This marks Cavender’s first location in Tucson, indicating the brand’s expansion into new markets. The deal involved key representatives from both sides, including Aaron LaPrise from Cushman & Wakefield, representing Tucson Arizona Partners, and Neil Board & Noah Anastassatos from Western Retail Advisors, acting on behalf of the buyer, Cavender’s.
