Oasis I & II, located at 320-332 East Yavapai Road in Tucson and Oasis III at 300-306 East Navajo Road in Tucson sold for a combined total of $2.41 million ($19,127 per unit). The 66-units at 300-306 E Navajo sold for $1.26 million ($19,090 per unit) and the 60-units at 320-332 E Yavapai sold for $1.15 million ($19,167 per unit).

Oasis I, II & III are all three-story apartment buildings built in 1994, comprising 126 rental units. The unit mix is approximately 60% one-bedroom and 40% three-bedroom units. This week it closed on the remaining 5 finished lots there for $154,000 ($30,800 per lot). Over this two-year period, the builder has sold 37 homes and has only 15 lots remaining to be built here, including these final five.

The seller was Shannon Business Park, LLC and Palice Shannon Investments, LLC (Paul Baker, manager).

Kneader’s Joins Natural Grocers at Craycroft and River

Kneader's Bakery 150Kneader’s Bakery & Café will join Natural Grocers at the southeast corner of River and Craycroft to the south of Quik Trip. See Real Estate Daily News Natural Grocers Buys 4th Tucson Store for the Natural Grocers transaction.

The 42,150-square-feet of land at this corner was sold to Kneader’s developer, FFG Development of American Fork, UT for $950,000 ($22.54 PSF).

Kneader’s Bakery & Café will be approximately a 4,000-square-foot built-to-suit facing Craycroft on this site.

Kneader’s is all about breads. The concept is a European-style bakery where things are still made by hand, from simple, healthy ingredients the way it’s been done for a thousand years.

The first Kneader’s opened in 1997 in Orem, UT specialized in authentic European hearth breads made fresh daily. Kneaders also offers a variety of soups, salads, sandwiches and 40-50 different pastries. Kneader’s fast-casual concept is to provide “fresh food fast”.
