Valley of the Sun Mobile Home & RV Park at 13377 N Sandario Road in Marana sold for $3.8 million ($31,405 per space) to California investors. The property is a 55+ community consisting of 73 RV spaces and 48 mobile home sites with only four park owned units.

Russ Warner with NAI Horizon Phoenix handled the transaction and calls the property “the mobile home park that’s not near any other mobile home parks, a gateway to the Saguaros.” Located in Marana, this established Park gets many returning visitors annually as well as some that store units there for the summer.

“Marana is a high growth area for the region and tenants look forward to coming to this area year after year,” said Warner. “The property is estimated to a four-star property.”

Built in 1984, amenities include a clubhouse with heated pool and spa, recently renovated bathrooms, a large recreation room, an arts & crafts, and a laundromat and poker/pool table room. The community also offers Wi-Fi, cable TV, horseshoes and shuffleboard, live entertainment and dancing with live music. Over-nighters are welcomed, with 20 pull thru full hook ups too.

The mobile home portion of the property was reported 95% occupied at time of sale.

The seller was Al Spall of Queen Creek, AZ and the buyers, Boegel-Filice, LLC (James Filice and Philip Boegel, managers)

Mariscos Chihuahua Relocates to Campbell Ave due to Grant Road Widening

Mariscos Chihuahua Restaurant (Jesus A. Mendoza & Jesus G Garcia Valle, principals) with three locations in Tucson, closed its Grant Road restaurant 8 months ago due to Grant Road widening. The partners have recently purchased the restaurant at 2660 N Campbell Avenue in Tucson for $1.06 million ($264 PSF).

The 4,013-square-foot free standing building was sold by the current owner/occupant, Yoshimatsu Healthy Japanese Eatery (Yoshimi Tashima, manager) that will now be leasing space across the street.

The property was built in 1976 on a 23,416-square-foot lot at the southeast corner of Campbell and Mitchell, one block south of Campbell Plaza.

Before there was a Mariscos Chihuahua, there was only Mariscos.  In 1971 a small stand opened in Nogales, Mexico selling Mariscos (Seafood).  The stand opened next to a well-known fruit stand “Fruteria Chihuahua”.  People from all over Nogales would shop at this famous fruit stand and soon started buying their ceviche, cocktails, and other Mariscos at the stand next door.  When the word started to spread about this little Mariscos stand and its amazing recipes, people would refer to it as “the Mariscos next to the Chihuahua”, and that is where Mariscos Chihuahua came to be.  Once the stand grew into a full size restaurant the name Mariscos Chihuahua followed.  As the founding family grew, so did the famous recipes.  When part of the family moved to Tucson and Phoenix they found a market for their delicious Mariscos. Decades later we find Mariscos in Phoenix, Tucson and Nogales, AZ.  The restaurants have now been passed down from generation to generation and we hope to keep this tradition going.

Mariscos Chihuahua plans to open in its new location by mid-Summer.

New Retail Shoppes at First Ave & Roger Road in Tucson

Brentwood Development Company of Rocklin, California purchased approximately 40,000-square-feet of land from Smith’s Food Drug Centers, dba Fry’s Food & Drug Stores. The purchase price was $425,000 ($10.63 PSF).

Brentwood Development plans to develop new retail, the Shoppes at 1st & Roger, a 10,200-square-feet of shop space adjacent to the existing 74,176-square-foot Fry’s Food & Drug Store built in 1987 at the northeast corner of 1st Avenue and Roger Road in Tucson.

Craig Finfrock of Commercial Retail Advisors, LLC represented the developer, Brentwood Development Company and the seller, Smith’s Food Drug Centers, Inc, represented itself in this transaction.

Commercial Retail Advisors is handling the leasing assignment for Brentwood Development. Construction is scheduled to begin in March 2016, with an estimated completion date of October 1, 2016.
