HSL DS Properties, an affiliate of HSL Properties of Tucson (Omar Mireles, President) sold Desert Springs Apartments at 6710 E Golf Links Road in Tucson to a California private investor for $11.05 million ($44,556 per unit).

The 248-unit Desert Springs has (168) one-bedroom and (80) 2-bedroom apartment homes in 150,046-sqaure-feet was constructed in 1985 on 7.43 acres. All upstairs apartment homes have vaulted ceilings and skylights creating extra light and roominess. Community amenities include swimming pool, hot tub, fitness center and manicured grounds.

Located between Wilmot and Kolb on Golf Links, the community is just minutes from DMAFB, Tucson International Airport, I-10, shopping, dining and entertainment. Surrounded by everything a quality lifestyle can offer, the property was 94% occupied when it sold.

This is not the first investment for the buyer, Shalom Babay of Beverly Hills, who also owns other properties in Arizona.

New Dove Mountain Medical Office Under Construction

Dove Mountain Medical Office LLC, an affiliate of Oxford Development Advisors (Doug Marsh, president) bought a .98 acre parcel adjacent to the Dove Mountain Retail Center for $427,000 ($5.38 PSF) from Rita Land Corporation (Bill Hallinan, manager). Construction is underway on a 15,915-square-foot MHC Healthcare (MHC) facility at 5224 West Dove Centre in Marana.

MHC, which includes Marana Main Health Center, has been providing quality primary and preventive care to those in need for over 58 years.  MHC has grown from a single health center serving migrant farm workers into MHC Healthcare (MHC) serving over 45,000 patients annually at 14 health centers throughout Marana, Catalina, Picture Rocks and the Tucson metro area.

Through MHC Healthcare’s research for integrated healthcare needs in the growing area of Marana, it was decided a build-to-suit, leased building project with Oxford Development Advisors for the Dove Mountain region, to fit this need best.  The architect for the project is Gene Goldstein of Bramic Design Group, PLLC and builder will be Reliance Commercial Construction, Inc.  MHC’s new addition, the “Dove Mountain Health Center”, will be located at the intersection of Tangerine Road and Mountain Centre Road, just east of Tangerine Road and Dove Mountain Boulevard.  Development plans were approved by the Marana Town Council meeting on January 5th, 2016 under the Dove Mountain Medical Office at Dove Mountain Centre II.

The new health center building will have a total of 15,915-square-feet, with approximately, 12,915-square-feet dedicated to housing integrated healthcare (Medical and Behavioral Health) services, case management, general radiology, laboratory services.  In this same area, MHC will also include an Urgent Care with extended hours of service to meet the needs of the surrounding community.  The remaining 3,000-square-feet will be set aside to relocate MHC’s Cotton Blossom Thrift Store, which is currently located at 11851 W. Marana Road., next to the Town Of Marana buildings.

MHC Healthcare looks forward to becoming part of the Dove Mountain community and is excited to offer quality healthcare with a heart to this region of Marana.

The building is scheduled for completion by Fall of 2016.

Tucson Senior Living Community Sells for $15.95 Million

The Villas at Houghton Assisted Living and Memory Care Neighborhood at 844 N Houghton in Tucson sold for $15.95 million ($177,222 per bed) to a Phoenix-based company, Houghton Property Management LLC (John Stiteler, manager).

The Villas at Houghton provide all levels of assisted living, as well as memory care for those with Alzheimer’s or dementia. The homes have specific, private rooms such as a salon and physical therapy room. This allows other service providers such as doctors, therapists, and stylists, to deliver specialized support to our residents, as well as short term/respite care. Residents in need of hospice receive care in their home.

The nine buildings (approximately 6,300-square-feet each) are located on a 13 acre campus setting. Buildings are furnished homes with 10 private suites each, with private bathrooms and individual heating and cooling systems.

Residents live in a secure environment where they receive care from trained, devoted caregivers. The 1 to 5 caregiver to resident ratio, as well as the on-site care specialist, ensures personal treatment, so that loved one’s quality of life is the absolute best.

The seller was Villas at Houghton Property LLC (William Dycus, Robert Larson and Klaus Axen, managers) of Tucson. The property will continue to be managed by Innovative Senior Living.
