MARANA, AZ (December 4, 2025) — A 44.1-acre commercial land parcel along I-10 in Northwest Marana has sold for $2,500,000 ($56,689 / acre, $1.30 PSF) for RV Storage and landscaping business. The site, located at 11135 W Adonis Road, sits near the southeast corner of Adonis Road and Grier Road and features over 2,200 linear feet of interstate frontage.

The buyer, K2 Properties LLC of Mesa, AZ, acquired the property from 11135 Adonis Holdings LLC, an Edina, Minnesota–based owner. The sale included a seller-carryback component.

The transaction closed on November 19, 2025, and is zoned E – Transportation Corridor.

The buyer, Kelly Shepherd, manager of K2 Properties LLC, intends to develop with partners:

  • An RV storage facility on the southern 20 acres, and
  • A landscaping materials business with a storage yard on the remaining acreage.

The level site has existing water and power at the property line and potential sewer access. The Town of Marana has indicated support for near-term development and plans to complete Adonis Road to provide improved connectivity to the rapidly expanding Tangerine Road/I-10 corridor, which includes a planned 4,500-home mixed-use master-planned community just north of this site.

Horton has purchased 30 finished lots in the new Entrada Del Toro neighborhood. The sale closed on November 20, 2025, for $2,825,625 ($94,188 per lot).

The acquisition represents D.R. Horton’s first foothold within Entrada Del Toro, one of Rancho Sahuarita’s newest residential phases on the community’s growing southern side. While Horton has previously built homes in other Rancho Sahuarita neighborhoods, this bulk purchase signals the company’s next chapter within the 3,000-acre master plan.

A Strategic Early Entry into Entrada Del Toro

The lots are part of an active development phase within Entrada Del Toro, where subdivision improvements are still underway. D.R. Horton’s purchase positions the builder early in the neighborhood’s buildout as remaining lots move toward completion. Entrada Del Toro is one of several new neighborhoods expanding the community’s residential capacity and diversifying its homebuilder lineup, which already includes Lennar, KB Home, Richmond American, Meritage Homes and Century Communities.
