State and City Officials Join Company Executives at Ribbon-Cutting Celebration at ADP’s Sales Facility

TUCSON, Arizona — ADP® is adding 250 positions to its Tucson workforce, bringing to 400 the number of ADP associates in Tucson and to nearly 2,000 the number of ADP associates who will be working in Arizona.

ADP has leased 49,543-square-feet on two floors of the company’s signature facility at 5451 East Williams Blvd. in Tucson. That sold at the end of the year along with 5431 E Williams Blvd for $13.85 million ($144 PSF) to an affiliate of the Decurion Corporation based in Los Angeles, California, parent company to Pacific Service Company.

The seller was WCCP Williams Tech, LLC of Torrance, California (Phil Skillings, member) that acquired the two properties in September 2016.

At a news conference during a ribbon-cutting ceremony, ADP CEO Carlos Rodriguez praised the company’s partnership with state and city officials to create the kind of environment conducive to ADP’s ongoing growth.

“I’m quite pleased with the collaboration between the State of Arizona, the City of Tucson and ADP that has helped us create these new jobs in Tucson and 1,500 additional new jobs in Tempe,” said Rodriguez. “ADP is all about helping our clients succeed, and I’m delighted that the people of Arizona will be playing key roles in helping us do that.”

The Tucson facility is a sales location, where associates help clients and prospects find the right payroll, HR and human capital management solutions for their business needs.

Among the talent ADP is seeking to attract to its Tucson facility: Associates who reflect the diversity inherent in the clients ADP serves; graduates of the University of Arizona, especially those from the Eller School of Business, and veterans and military spouses given the presence of Davis-Monthan Air Force Base in Tucson, among others.

“We need to match the diversity in the marketplace with diverse sales talent and expertise, and Tucson is rich in highly educated, diverse talent,” Rodriguez said. The company also said it has been impressed with graduates it has met from the Eller School of Business and the University of Arizona.

Escalante Adds The Gallery Golf Club at Dove Mountain to Portfolio

TUCSON, Arizona – The Texas-based company Escalante Golf recently acquired its second Arizona property, The Gallery Golf Club for $7.1 million. The 36-hole Gallery has hosted a number of high profile events including the Tucson Open, the Accenture World Match Play Championship, and numerous amateur and college events. Located in Marana Arizona, the club has two championship golf courses, restaurant and one of the best sports clubs in Arizona.

Located in Dove Mountain, Escalante acquired The Golf Club at Dove Mountain, formerly The Ritz Carlton Golf Club with 27-holes, in 2012 from Tucson-based Cottonwood Properties.

Built on more than 25 years of operational experience, the Escalante Golf portfolio includes luxury golf properties from Florida to California. Tucson housing predictors are looking quite good. In fact, Realtor.com forecasts Tucson to be one of the top 10 leading real estate markets in the country for 2017. This combined with the fact that there won’t be more golf course home lots developed, once these are gone, that’s it. There may be many things to love about a golf course property: all that nicely trimmed grass, the hilarious sight of hackers butchering the game, the short walk to the clubhouse and first tee.

But, there are also more financial reasons, golf course properties have been much more immune to downturns. Lot values on golf courses have a 40 percent premium over other lots in the neighborhood, according to the Longitudes Group. Even when a market is really getting hammered, a golf home out-performs a non-golf home almost every time.

It isn’t that the golf course home is completely immune to market trends. It’s just that it holds its value more than other homes.

New Subdivision and HomeBuilders – Tucson NW & SE

TUCSON, Arizona — An affiliate of Tucson Land and Cattle Co. (Jim Campbell, manager) bought 59-acres at La Canada & Overton in Northwest submarket Tucson in Pima County for this new subdivision, Overton Reserve.

The developer plans to develop 106 lots: the Northern 39-acres with 83 lots and a 2.1 RAC, and the Southern 19.6-acres with 23 lots and 1.2 RAC all to be Overton Reserve. The property commanded a sale price of $2.5 million ($23,585 per lot) platted. Property was rezoned while in escrow.

Developer believes it can begin to break ground in Q2 2017.

Also in the Northwest Tucson submarket, Lennar Homes purchased 25-lots from Miramonte Homes in Boulder Bridge Pass at Dove Mountain in Marana. The 25 finished lots average 10,022-square-feet and sold for $2.7 million ($108,000 per lot).

Boulder Bridge Pass is at the northwest corner of Dove Mountain Boulevard and Boulder Bridge Pass. The remaining lots in this 88 lot subdivision on about 44.5 acres continue to be built by Miramonte.

DR Horton acquired 60 lots at Vista Montana Estates in Southeast Tucson from a New York investor, LG Realty LLC. Vista Montana Estates was originally platted for manufactured homes with a total of 139 lots in this Phase Two and are 50’x90’ average.

These final lots commanded a sale price of $1.98 million ($33,000 per lot) located off I-10 and Wilmot Road in Tucson.

DR Horton joins other builders Lennar and TJ Bednar at Vista Montana with these remaining 60 lots.
