New leases accounted for 7,316 square feet, spanning medical office, retail, and industrial properties. These same leases were 91% renewals and expansions, representing 79,113 square feet, highlighting strong tenant retention and long-term commitments across several submarkets.
The largest transaction was Tucson Medical Center dba TMC Health Cancer Center’s 30,757-square-foot expansion in the East submarket, signaling continued investment in specialized healthcare facilities. Industrial properties dominated overall activity, particularly in South and Central Tucson, where multiple tenants renewed leases at established business parks, underscoring the limited availability of comparable spaces in these areas. Retail activity was driven by smaller, service-oriented tenants such as Hello Sugar and Gadget Geeks Pro, reflecting steady neighborhood center demand rather than large-format retail growth.
Overall, the week’s activity points to a stable market environment where expansions and renewals outpace new tenant entries, with healthcare and industrial sectors continuing to lead leasing momentum.
